There is a vacancy for a Maintenance Technician.  The key requirements and responsibilities of the position are as follows:

 ROLE PURPOSE

Provide technical support to the Housing Supervisor by attending to maintenance jobs at the buildings in an efficient and cost effective manner. To improve maintenance systems and customer service at the buildings.

Activities

Maintenance Management

  • Review overall maintenance of building

(Common areas and units)

  • Address maintenance requirements as reported by tenants and building staff
  • Complete maintenance within acceptable turnaround times
  • Provide cost effective solutions for maintenance requirements
  • Manage and monitor maintenance that is tenant responsibility and advise accordingly
  • Fulfill maintenance administration requirements, accurately and on time.(e.g. task orders and job cards)
  • Order and manage stock, equipment and hardware requirements
  • Quality control  work done by external service providers
  • Identify and improve planned maintenance execution and planning
  • Travel to JHC sites
  • Manage maintenance vehicle stock
  • Manage JHC resources, including but not limited to Maintenance Vehicle and Tools

General Maintenance

  • Undertake general maintenance including but not limited to:
  • Door locks and handles
  • Window stays and handles
  • Toilet seat replacement
  • Curtain rails
  • Cupboard hinges
  • Flooring, brickwork and paving
  • Play area equipment
  • Tiling maintenance
  • Basic electronics – gate motor maintenance and repairs
  • Carpentry maintenance
  • Glazing maintenance
  • Welding and basic steel work repairs

Painting maintenance

  • Undertake painting maintenance including but not limited to:
  • Weather treatments
  • Paint exterior surfaces
  • Gates, fences, stairways, balustrades, washing lines, etc.
  • Maintain  weather treatments for play areas and equipment
  • Guard houses, change rooms, HSV offices, etc

Plumbing maintenance

  • Undertake plumbing maintenance including but not limited to:
  • Tap leaks, fitting replacements and repairs, tightening fittings
  • Clearing of blockages to sinks, basins, baths, toilets and pipes
  • Leaking pipes, flexi connectors, toilets, internal toilet mechanisms, flush handles and waste traps
  • Clearing of gutters, drains and full bores of blockages, litter and waste
  • Geyser component repairs
  • Faulty meter inspections

Electrical maintenance

  • Undertake electrical maintenance including but  not limited to:
  • Replace globe holders, globes, fluorescent tubes, starters and timers
  • Replace light switches and wall plugs
  • Trace and troubleshoot power outages in units and common areas
  • Geyser power repairsFaulty meter inspections

Housing Supervisor Support

  • Work with the HSV to:
    • Identify maintenance requirements
    • Identify planned maintenance requirements
    • Identify OHS risks related to maintenance
    • Assist with building inspections

Customer Services

  • Assist all support departments with required labor and skills as required
  • Identify appropriate customer service behaviors
  • Support HSVs to deliver appropriate levels of customer service
  • Address any customer service challenges
  • Communicate with HSVs and tenants to ensure they are well informed of relevant information

ROLE REQUIREMENTS

 Qualifications and Experience

  • A minimum of a Grade 12 or equivalent qualification is required. (Existing staff with ABET literacy level 3 and numeracy level 2) 
  • At least 2 years practical building maintenance experience is required. 
  • Basic computer literacy including MS word, outlook and excel
  • Basic understanding of Occupational Health and Safety requirements
  • Valid driver’s licence
