JOB TITLE:              Leasing and Marketing Manager

REPORTING LINE: Property and Investment Executive

ROLE PURPOSE

To achieve occupancy levels, recommend rent setting and adjustment levels and to develop and implement marketing initiatives to reduce vacancies

Activities

Vacancy Management

  • To optimise occupancy levels by supervising the leasing agents, preparing and implementing unit promotions and activities, preparing and distributing marketing materials, monitoring unit uptake, identifying areas for improvement and implementing new initiatives monthly and as required

Commercial Portfolio Management

  • To source appropriate new tenants through reviewing commercial requirements and needs in JHC buildings and identifying suitable tenants
  • To negotiate commercial leases including agreeing terms and conditions, tenant installation, timeframes etc
  • To manage the commercial vacancy level through effective securing of appropriate tenants
  • To manage the relationships with commercial tenants through interacting with them on a regular basis, tracking lease compliance, anticipating lease renewals and addressing tenant queries and concerns

Residential Property Marketing

  • To market JHC residential portfolio  by identifying promotional platforms, developing marketing campaigns, implementing marketing campaigns and monitoring impact monthly and as required
  • To implement and manage marketing  activations by developing the activation plan, preparing marketing material and collateral for the activations, running the activations and monitoring impact monthly and as required
  • To prepare show units by sourcing relevant furniture and goods and preparing, setting up the units and developing and maintaining a photographic portfolio of show units as required 

Rent Setting and Adjustments

  • To recommend rental levels by understanding the market rentals for similar products, analysing unit supply and demand and providing proposed rental levels and increases for approval  
  • To track impact of rental adjustments and providing feedback monthly and as required

Building and Event Branding

  • To brand JHC buildings internally and externally by managing the sign design, manufacture and installation as required
  • To brand events at JHC buildings by supporting JHC departments, sourcing relevant materials and supervising installation and erection of the materials as required

Marketing Material Delivery

  • To develop marketing material by sourcing and drafting content, designing layouts, procuring service providers for production and managing the materials production process as required
  • To manage stock levels of marketing material by tracking production and use of stock, ordering additional stock when necessary and controlling the allocation and distribution of stock monthly and as required

Marketing Campaign Implementation

  • To implement marketing campaigns by planning the campaign implementation components and implementing the activities and tracking campaign impacts as required.

Reporting

  • To report on marketing initiatives by defining key performance indicators, tracking performance against the indicators, analysing and interpreting performance, drafting and presenting reports including recommendations monthly and as required
  • To draft and present adhoc reports by sourcing and analysing information, interpreting performance and submitting reports for approval as required

Manage the team of leasing agents + the marketing & activation agents

  • To manage performance targets by supervising, and monitoring activities of leasing agents, the activations team on a day to day basis including creating and implementing policies and procedures that are industry norms and standards aligned as required.
  • To prepare monthly commission requisitions for payment of agents against deals & work days as required
  • To induct and train new agents and activations teams to the required operating standards as required.

Leasing & Marketing

  • Work with internal stakeholders to determine pricing, deposits, and promotions
  • Develop and execute the marketing plan for the entire commercial and residential portfolio
  • Develop and  execute marketing plans for new property lease-ups, hire and train staff as required  to manage marketing and leasing of new developments and third party managed properties

ROLE REQUIREMENTS

Qualifications and Experience

  • NQF 7 in Marketing or property related qualification
  • 5 years’ experience in property leasing and or marketing environment
  • Strong understanding of property leasing laws (Landlord-Tenant laws, rental housing tribunal, etc.), rental policies and best practices
  • Experience in Leasing Management and Sales is required 
  • Essential:  Must have a driver’s license and own transport
