Smitshof was the second building, after Douglas Rooms , where JHC had done an in-situ upgrade.
This time the co-ordination of construction and residents was on a much larger scale, but luckily not in slum conditions. In contrast to other JHC refurbishments where individual electric geysers were the rule, JHC experimented with natural gas heating with a communal boiler providing hot water. The initial cost was more, and the jury is still out on whether this is a more cost efficient form of heating. Solar panels are also installed to assist in the heating of water.
